These days, things aren’t like before.
Buyers are everywhere… but so are houses.
Interest rates still sting, folks got time to shop, and Google? They’ve done more homework than my own kids ever did.
So yeah – getting the number right? That’s literally everything now.
Buyers are in budget mode!
They’re not window shopping anymore.
Every time they click “view”, they’re adding up: Mortgage. Utilities. Insurance. Renovations. Future worth.
At even ten grand too high, your place slips right past their calculator.
They’ll glance at yours, glance at the next one two streets over, and quietly pick that.
And once they keep scrolling? Good luck getting ‘em back. Attention typically doesn’t return.
First fourteen days ( if lucky...) – that’s it!
When your home pops up, people freak, alerts ding, agents text, platforms push it up top.
But only for a bit, if the number’s off, they walk.
Two weeks in? You’re yesterday’s news. Stale bread.
Later dropping the price doesn’t help ( not like pricing it where it should have been to start with) – urgency was already lost.
Overpricing backfires.
People think “start high, drop later”. Nope.
Instead what happen is: home sits, folks think something’s wrong with the property, requests for showings drop, and price comes down anyway.
Now buyers know you need cash, so they offer low.
Meanwhile, homes priced honestly... they fly off the shelf, clean offers, no drama, and sometimes even over ask.
Banks aren’t messing around!
Appraisals are brutal!
Love doesn’t pay rent – numbers do.
If you’re highballing it, the appraiser says no. Buyer’s bank says no. Deal dies.
You’re not selling in a bubble!
Your house isn’t alone.
It’s racing against every other similar place – every new listing, every price cut.
They don’t care if your walls are pretty.
They care if yours is the smart buy.
Skip the guesswork!
Don’t use bots or what cousin Tim or Sally thinks it’s worth!
That stuff misses half the picture.
Real data – what actually sold last month, what’s pending now, how buyers think and what they look for – that’s what works!
Bottom line:
Nail the price day one!!!!!
That’s the line between a flood of interest… or dead silence. Between a handshake in ten days, or a headache that drags six months.
